Dairy Cottage at Hamptons Farmhouse is a perfect retreat from the hustle and bustle of daily life.
This gorgeously converted original working dairy with wonderful, is nestled in stunningly beautiful countryside between the villages of Plaxtol and West Peckham in Kent, the Garden of England. Amazingly quiet and peaceful, set in 9 acres of land, all that can be seen is rolling countryside, yet we are just 32 miles from the centre of London with all its theatres, tourist attractions, shopping and cultural activities. It is an easy journey to London, only 35 mins from Sevenoaks to Charring Cross by train. From there the London Eye, Theatre land, Covent Garden, Leicester Sq, West End and other tourist attractions are in easy striking distance.
On our 9 Acre site there is so much to do: past the cottages unfolds the beautiful gardens with duck pond on which you can paddle around on the row boat. Or play open air table tennis under the shelter of the barn; take afternoon tea on the lawns or if you feel more energetic play croquet or even tennis in the all weather courts.
The Hamptons Farmhouse site is very child-friendly, it is safe and secure (including the water areas) but is filled with adventure and excitement. The ‘Fort’ is a camouflaged climbing frame with swings, monkey bars, climbing wall and 40m zip wire. By the giant redwood tree, on which swings and trapeze hang, is the massive 17′ x 14′ super bouncy Jump King trampoline. The genuine gypsy caravan is a cosy place to chill out for children and adults alike. The woodland tree-house with ‘super-slide’; secret dens; seven dwarf’s woodland playhouse, climbing trees; and farmhouse animals add to the overall blissful experience.
You really don’t have to leave our site but Tunbridge Wells and Sevenoaks are 15 mins drive away, with Tonbridge closer still, and each have shopping, swimming pools and an abundance of restaurants.
Larkfield swimming leisure centre has wave machines, water rapids, water slides, whirlpool with plug plunge and a 25m pool for swimmers as well as an animal themed toddler pools is 9 miles away.
Hop Farm Family Park, with Giant Jumping Pillows, Magic Castle, Funfair rides, Animal Village, Indoor Soft Play, Outdoor adventure play area and ‘4D’ cinema is just 7 miles away.
Kent Life is a 28 acre, premier heritage farm attraction that encompasses a wonderful farmyard with a family of friendly animals ranging from donkeys, horses and ferrets to piglets, goats and lambs, many of whom are reared on site. 13 miles.
Bewl Water is a fabulous outdoor centre and lake with aqua orb hydro balls, kids fishing , model boats, mini golf, cycling, sailing, regattas, dragon boat races, food and craft festivals and much more throughout the year.17 miles
Kent has 42 beaches of its own but the closest ones to Hamptons Farmhouse are in East Sussex at Hastings, Pevensey, Camber Sands, Bexhill and Eastbourne which are about an hour or so away depending on where you end up.36 miles
For those who like shopping there is Bluewater, one of the largest shopping arenas in Europe with over 330 stores and restaurants plus three leisure villages
Golfers have a huge local choice with 6 courses within 3 to 9 miles including Knowl Park and Kings Hill
We are just 1 hour away from the Channel Tunnel.
We have free superfast WiFi with speeds normally in the 80-200Mb/s range. We may be rural but we do have fibre optic broadband.
We have a detailed Information Pack which includes information on activities, eating out, beaches, shopping, attractions, events and outings and more. This is all available via DropBox.
The utility room is a shared facility for the 3 cottages at Hamptons Farmhouse but there is rarely a queue!

London is just 35 mins away by train and that’s another story!
The cottage has one bedroom plus two extra beds in the ‘hay-loft’ accessed by ladder. It’s fine for families but do be aware the hay-loft looks down on the master bedroom bed.
The hay loft is great fun and ideal for older kids and teenagers. It is a good 2m high and accessed by a ladder. There is a small protective barrier but if you want to be super safe, it’s not for young kids.
Dairy Cottage can take up to 4 on beds. A cot can be put in the main bedroom but it is a ‘squash and a squeeze’. We can provide a travel cot should you require this.
The main room is an open plan living, kitchen and dining area.
With a double sofa and sitting chair, you can watch the TV or read your book comfortably curled up. Or you can cook your favourite meal and serve it at the dining table with 4 chairs.
Dairy Cottage has a separate fridge and freezer so there is plenty of space for your provisions.
The bathroom with underfloor heating has a separate bath and walk-in shower.
We have good internet speed as we have superfast fibre broadband.
Dairy Cottage typically gets 80 Mbps WiFi.
We also have a mesh WiFi which spreads all around the property so you can be chilling in the gazebo and still have superfast broadband.
Our recommendation, however, is to get off the screen, look around and soak up the beauty of your surroundings and take a moment to remember you are on holiday.

We are situated in what is recognised as one of the most beautiful parts of the country. Dairy Cottage at Hamptons Farmhouse is nestled into the wonderful undulating scenery of Kent, the Garden of England in an area designated as an ‘Area of Outstanding Natural Beauty (AONB) There are hundreds of public footpaths all around – indeed one passes our 9 acre site – they wander through the orchards and raspberry fields and lead to some fabulous pubs in and around the area many of which serve lovely food and for those who like their beer there is even one pub that has its own micro-brewery. We have pages and pages of activities and places to visit in our info pack so there will be no shortage of things to do if you come alone or with a family, if you are retired or have toddlers and babies in your midst.

Nearest Airports:
Dover ferry and Eurotunnel port is under 1 hour drive away
Train stations include Sevenoaks, Hildenborough, Tonbridge and Borough Green – we are in the middle of them all.
A car is pretty well essential if you want to stay at Hamptons Farmhouse but it is possible to arrange for taxis.
Hamptons Farmhouse is in a wonderfully rural location but close to the towns of Sevenoaks and Tonbridge with the historic spa town of Tunbridge Wells just a few miles further out.
There are castles and historic buildings including Chartwell – the house of Winston Churchill; Hever Castle – the home of Anne Boleyn; Ightham Mote; Penshurst Place; Knowl House and Leeds Castle just to name a few of the National Trust and English Heritage local treasures.

There is a shared utility room across the courtyard from Dairy Cottage with a washing machine and tumble dryer for your use any time.
You will also find a number of outdoor games and toys for you to enjoy.
Covid-19 is here to stay and even though it may have moved from pandemic to endemic, we still take precautions to ensure your holiday is as safe as possible.
Our Covid Safeguarding includes careful cleaning of high-touch areas with anti-bacterial cleansers among other things. We have a full Covid Safeguarding Policy which is adapting as time moves on and is available for you as part of the information pack we will provide.
We are very aware of the need to maintain social distancing during the time of Covid-19. We will ensure that you are able to access the cottage with ease and without the need for contact.
However, you won’t feel abandoned. We are here to help with any questions you may have or assistance to make your stay more pleasurable.
The information pack we send to you in advance of your visit will have most, if not all, the information you might require, but we are always available to assist.
