The cottage has one bedroom plus two extra beds in the ‘hay-loft’ accessed by ladder. It’s fine for families but do be aware the hay-loft looks down on the master bedroom bed.
The hay loft is great fun and ideal for older kids and teenagers. It is a good 2m high and accessed by a ladder. There is a small protective barrier but if you want to be super safe, it’s not for young kids.
Dairy Cottage can take up to 4 on beds. A cot can be put in the main bedroom but it is a ‘squash and a squeeze’. We can provide a travel cot should you require this.
Living Space
The main room is an open plan living, kitchen and dining area.
With a double sofa and sitting chair, you can watch the TV or read your book comfortably curled up. Or you can cook your favourite meal and serve it at the dining table with 4 chairs.
Dairy Cottage has a separate fridge and freezer so there is plenty of space for your provisions.
Bathroom
The bathroom with underfloor heating has a separate bath and walk-in shower.
WiFi
We have good internet speed as we have superfast fibre broadband.
Dairy Cottage typically gets 80 Mbps WiFi.
We also have a mesh WiFi which spreads all around the property so you can be chilling in the gazebo and still have superfast broadband.
Our recommendation, however, is to get off the screen, look around and soak up the beauty of your surroundings and take a moment to remember you are on holiday.

Hamptons Farmhouse, Hadlow, near Tonbridge, Kent, England
We are situated in what is recognised as one of the most beautiful parts of the country. Dairy Cottage at Hamptons Farmhouse is nestled into the wonderful undulating scenery of Kent, the Garden of England in an area designated as an ‘Area of Outstanding Natural Beauty (AONB) There are hundreds of public footpaths all around – indeed one passes our 9 acre site – they wander through the orchards and raspberry fields and lead to some fabulous pubs in and around the area many of which serve lovely food and for those who like their beer there is even one pub that has its own micro-brewery. We have pages and pages of activities and places to visit in our info pack so there will be no shortage of things to do if you come alone or with a family, if you are retired or have toddlers and babies in your midst.
Hamptons Farmhouse is located in the beautifully rural area between the villages of Plaxtol and West Peckham in Kent, the Garden of England. Tonbridge is the closest town (about 10 mins drive away) but Sevenoaks is just as easy to get to (approx 17 mins drive away) and Tunbridge Wells is very close. Amazingly quiet and peaceful, set in 9 acres of land, all that can be seen is rolling countryside, yet we are just 32 miles from the centre of London with all its theatres, tourist attractions, shopping and cultural activities.
Nearest Airports:
- Gatwick – about 45 mins away or
- Heathrow is about 75 mins away.
- Stanstead is is about 75 mins away.
Dover ferry and Eurotunnel port is under 1 hour drive away
Train stations include Sevenoaks, Hildenborough, Tonbridge and Borough Green – we are in the middle of them all.
A car is pretty well essential if you want to stay at Hamptons Farmhouse but it is possible to arrange for taxis.
Local Attractions and Facilities
Hamptons Farmhouse is in a wonderfully rural location but close to the towns of Sevenoaks and Tonbridge with the historic spa town of Tunbridge Wells just a few miles further out.
There are castles and historic buildings including Chartwell – the house of Winston Churchill; Hever Castle – the home of Anne Boleyn; Ightham Mote; Penshurst Place; Knowl House and Leeds Castle just to name a few of the National Trust and English Heritage local treasures.

Utility room
There is a shared utility room across the courtyard from Dairy Cottage with a washing machine and tumble dryer for your use any time.
You will also find a number of outdoor games and toys for you to enjoy.
Covid Safeguarding
Covid-19 is here to stay and even though it may have moved from pandemic to endemic, we still take precautions to ensure your holiday is as safe as possible.
Our Covid Safeguarding includes careful cleaning of high-touch areas with anti-bacterial cleansers among other things. We have a full Covid Safeguarding Policy which is adapting as time moves on and is available for you as part of the information pack we will provide.
We are very aware of the need to maintain social distancing during the time of Covid-19. We will ensure that you are able to access the cottage with ease and without the need for contact.
However, you won’t feel abandoned. We are here to help with any questions you may have or assistance to make your stay more pleasurable.
